UIP acquired this 132,000 SF vacant office building in Alexandria, VA in August 2022, located within an Opportunity Zone offering significant investor tax benefits. The building has been converted into 119 residential units featuring high-end interiors and amenities, leveraging efficient double-loaded floor plates and reusable building systems to minimize costs. Over 300 structured parking spaces were included in the acquisition. The property borders the 44-acre Winkler Botanical Preserve, providing a rare park-like setting, and offers immediate access to I-395, major bus lines, and key regional employers including Amazon HQ2 and Inova. Project was delivered in Q1 of 2025.
