The Sedgewick is an 8-story, mid-rise, residential property located in the DuPont Circle neighborhood. UIP’s $3.5 million renovation sustained the historic exterior of the property, which features ornate architecture, while modernizing all 89 apartments and the common areas. In-unit renovations included fully upgraded bathrooms, stainless steel appliances, unit washer/dryers and restored hardwood flooring. Common areas were modernized so the Sedgewick now has extra storage space, a contemporary lobby, controlled access entry, and bike storage. UIP’s renovation increased the average market rent from $1.35 per square foot to $2.80 per square foot representing an increase of 108%.
