UIP acquired and assembled seven adjacent lots with 500 feet of frontage along Baltimore Avenue in the heart of the downtown commercial corridor of Hyattsville, MD, and arranged $86M in construction financing. The project consists of 285 multifamily units, 31,660 square feet of retail, and 680 parking spaces, of which 160 are being leased back to the city. Construction started in Q1 of 2022 and was completed in Q4 of 2024, fully implementing UIP’s unique selling points to provide a rent premium. Canvas in located at the center of the arts district of Hyattsville, MD, which is situated approximately 2 miles south of the University of Maryland at College Park. The property is a 7-minute drive from both the West Hyattsville, and Hyattsville Crossing metro stops, which connect the neighborhood to the center of D.C. via the Green Line.

Retail tenants currently include KPOT, Akira Ramen, Snow Crane, and Mathnasium, and UIP looks forward to welcoming additional commercial tenants as the property continues to lease up.
